An Outline Planning Application for 100 Houses

The scheme proposes a mix of 1 and 2 bedroom flats, terraced, semi-detached and detached dwellings.
The site includes provision for 70 units would be for private market housing with 30 units providing
affordable housing, providing affordable housing on this site at 30%.


Outline planning approval for this development was granted by Maidstone Borough Council on 20th March 2018. The applicant was required to submit details of the reserved matters of layout, scale, appearance and landscaping within two years of the date of the approval and work has to commence on site no later than two years after the Council approves the last of the reserved matters.

A further application was made to vary four conditions of the original approval and, despite objections, approval was granted on 20th September 2018.

The main change is in relation to condition 7 (landscaping). This condition requires a landscaping scheme and
specifies a requirement for 1.05 hectares of useable open space within the site. The application seeks to remove the
requirement for a specific amount on the basis that the adopted policy only seeks 0.4ha, and it is not possible to provide
this amount of open space, whilst also providing for 100 houses with an acceptable design and layout.
